KONUT YAPIMINDA KALİTE KONTROLÜ VE ANALİZİ

Abstract

Bütün dünyada olduğu gibi, Türkiye'de de konut açığı süregelen bir problemdir. Konutların daha çok ortalama bir kullanıcı grubuna yönelik olarak tasarlanması zaman içinde insanların memnuniyetlerini çeşitli etkenlere bağlı olarak etkilemektedir. Konut, ekonomik açıdan önemli bir yatırımdır ve günümüzde kaynakların en iyi şekilde kullanılması gerekmektedir. Bu nedenle konutların, kullanıcı ihtiyaçlarına en iyi şekilde cevap vermesi açısından yapılan araştırmalar önem kazanmaktadır. Ülkemizde de özellikle Avrupa Birliğine girme çabalarının yoğun olduğu bugünlerde endüstriyel alanda artan kalite bilinci son bir kaç yılda yapı üretim sektörüne de sıçramış ve bu konuda bir hareketlenme başlamıştır.Bu çalışmada konutta kalite bileşenleri araştırılmış ve bu konuda bir anket çalışması yapılmıştır. Çalışma alanı olarak Elazığ' ın yeni imara açılmış yerleşim alanlarının yer aldığı Bahçelievler, Abdullahpaşa ve Sürsürü Mahalleleri seçilmiş ve anket toplam 500 konuta uygulanmıştır. Elde edilen veriler SPSS programında değerlendirilerek, sonuçlar şekil ve tablolarla ifade edilmiştir. Kullanıcı beklentileri, konutların mevcut özellikleriyle karşılaştırılıp konutta kalite kontrolünün bir analizi yapılmıştır. Bu analizde konutun yapımı, kendisi ve kullanıcısı ile ilgili parametreler konut kalitesi açısından değerlendirilmiştir. Bu değerlendirme doğrultusunda konutlarda ki kalite anlayışı ile ilgili bir öneri sunulmuştur.

Lack of house becomes an inevitable problem in last decades in Turkey as in all over the world. During this time interval, design of houses are presented for especially average income level residents. However, demands of the people for the house quality has changed depending on time. House is one of the most important investment for the people recently and needs to use resources efficient. For these reasons, houses should be answer all requirements of the residents. Therefore, research in this area becomes a popular in last days. In our country ,as a candidate country of European Union, building construction sector becomes a backbone of the industry that is why the quality consciousness in industrial area increases day to day.In this study, quality components of a house has been searched and an inquiry has been performed in this area. Bahçelievler, Abdullahpaşa and Sürsürü district areas, which has been just opened to construction, has been thought as a most suitable area for the inquiry environment. The inquiry has been applied to 500 houses. All data of the inquiry has been evaluated by the SPSS software and the results illustrated as figures and tables. As a result, the quality analysis of the houses has been performed comparing house user expectation with the available properties. In this analysis, construction process of the house and some parameters related with the house and user has been evaluated with respect to house quality. Finally, a proposal has been presented in the projection of the house quality comprehension.
